Buenos Aires Rental Market Sees Record Supply but Rents Keep Outpacing Inflation

A surge in listings after deregulation has failed to ease tight demand, keeping average rents 45.6% above last year’s levels.

  • Available rental listings in Buenos Aires soared to 7,252 in June, marking a 1,316% gain since December 2023 after key deregulation measures.
  • Monthly rents rose 2.3% in June, taking the first-half increase to 19%, and leaving annual rent growth at 45.6%, above inflation but below ICL-indexed adjustments.
  • Luxury districts such as Puerto Madero, Núñez and Saavedra command average rents between $724,740 and $1,234,474, while Lugano, Versalles and La Boca remain priced below $567,000.
  • Tenant demand has shifted toward three-room apartments, which drew 7% more inquiries than two-room units, even as studio searches declined by 12%.
  • Neighborhoods including Agronomía, Chacarita and Parque Patricios recorded little to no rent increases in June, providing rare pockets of stability.
