Berlin Names Winning Teams for First Molkenmarkt Lots as Costs Rise

The jury favored historicizing, stone-faced schemes, with a wider EU tender for remaining blocks due in December.

  • Officials unveiled the winners for the first three lots, covering roughly half of Block B near the Rotes Rathaus.
  • The selected teams include Hild und K with Happel Cornelisse Verhoeven and Modersohn & Freiesleben (Lot 1), Duplex/Gort Scott/Kim Nalleweg and blrm (Lot 2, two first prizes), and Eckert Negwer Suselbeek with Baumeister und Dietzsch (Lot 3).
  • WBM now pegs average construction costs at about €4,500 per square meter, up from a June estimate of €3,580.
  • The designs are predominantly stone-faced with limited visible greening, drawing concern that earlier climate-resilience ambitions may be undercut.
  • Half of the homes are planned as social housing, a Europe-wide competition for the rest of Block B and all of Block A will launch in December with jury sessions slated for June 2026, construction is expected to start in about three years, and Block C remains unresolved due to land issues.
