Barcelona’s Revamped Estel Building Opens With 65% of Space Leased

Refurbished Telefónica headquarters aims to attract up to 5,000 workers through sustainable design as AstraZeneca prepares to occupy eight floors by year’s end.

Overview

  • The inauguration on June 19 capped a 24-month project by Bain Capital and FREO Group that transformed the former Telefónica site into a 50,000 sqm office and commercial complex.
  • Developers have secured tenants for 65% of the building’s space and are negotiating remaining offices and ground-floor retail units.
  • AstraZeneca will consolidate its 1,300 local staff and expand to about 2,000 employees across eight floors, moving in by late 2025.
  • The renovation preserved much of the 1970s structure, earned top energy-efficiency certifications and added amenities including a gym, business center and rooftop terrace.
  • Barcelona city council plans an 8,800 sqm pedestrian plaza on Avenida Roma to enhance access to the building’s restaurants, ecological supermarket and fitness facilities.
