Apple Inks Deal to Buy Four-Building Sunnyvale Campus for $365 Million

This purchase, set to close in late third quarter, underscores Apple’s strategy to secure long-term office space despite high regional vacancies.

Apple is said to be in contract to buy the four-building Mathilda Campus at 505-599 North Mathilda Avenue and 605 West Maude Avenue in Sunnyvale.
Apple is in contract to buy another Silicon Valley campus as the tech giant continues its Bay Area real estate expansion, sources say.

Overview

  • Apple has agreed to buy the four-building Mathilda Campus in Sunnyvale from Kilroy Realty for $365 million at about $550 per square foot, with closing expected in late third quarter.
  • The 663,000-square-foot complex already houses 581,429 square feet leased by Apple across three of the four buildings.
  • This marks Apple’s third major Bay Area office acquisition since June, bringing its total 2025 spending on local workspaces to roughly $882 million.
  • In June, Apple converted leased properties into owned assets with a $166.9 million purchase of the Cupertino Gateway complex and a $350 million acquisition of two neighboring Sunnyvale buildings.
  • The series of deals highlights Apple’s commitment to its Silicon Valley footprint even as office vacancy rates exceed 18% in Sunnyvale and top 30% in San Francisco.
