2025 Snapshot: Mumbai Housing Edges Up, Pune Slows, GCCs Gain in Offices

Developers tightened supply, driving a shift toward premium homes.

  • Mumbai logged 97,188 home sales in 2025, up 1% year over year, with H2 transactions rising 3% to 50,153 units.
  • Average Mumbai residential prices climbed 7% to about ₹8,856 per sq ft as launches fell 10% to 87,114 units and unsold stock eased 6% to 155,604 units.
  • Pune recorded 50,881 sales for the year, down 3%, with H2 down 5% to 26,552 units as average prices rose 5% to roughly ₹5,016 per sq ft.
  • Pune launches declined 6% to 56,118 units while unsold inventory increased 11% to 51,653 units, keeping Quarters-to-Sell near four quarters.
  • Affordable homes lost share in both cities as mid to premium segments expanded, and Mumbai office leasing reached 9.8 million sq ft with GCCs’ share jumping from 9% to 27%.
